Getting Started
What is Lumavo?
Everything a real estate photographer needs, beautifully integrated into one platform. Instead of stitching together a delivery gallery, an HDR editor, a booking page, an invoicing app, and a handful of AI services, Lumavo took the best of each and rebuilt it — better — in one place: online booking and scheduling, in-browser AI editing (HDR, twilight, virtual staging, sky replacement, object removal, and a full editing suite), branded client delivery portals, listing websites, marketing, Stripe invoicing, and a CRM. One login replaces Aryeo, Lightroom, and several other subscriptions.
Is Lumavo free to start?
Your first shoot is free — up to 50 photos, full quality, no watermark, no credit card required. Create an account and run a real shoot through the whole platform: edit it, deliver a branded gallery, experience everything before you pick a plan. It's a real conversion moment, not a perpetual free tier. After your free shoot you pick a plan: Lumavo Flex ($5/listing for the full platform plus $0.50 per edited image, pay-as-you-go) or Lumavo Pro ($29/listing with editing included).
How long does setup take?
Most photographers are fully set up in under 5 minutes. You create an account, set your services and pricing, and share your booking link with clients. No developer, no custom domain required on day one.
Do I need to be technical to use Lumavo?
No. Lumavo is designed for photographers, not developers. If you can use Instagram, you can use Lumavo. The biggest tech requirement is connecting a Stripe account for payments, which takes about 3 minutes.
Who's behind Lumavo, and who answers support?
Lumavo was built by Jeremy Jordan, a real estate photographer with 16+ years behind the camera, after years of fighting tools that weren't designed for working photographers. Support isn't outsourced to a queue — every email, text, and message comes straight to the founder, who answers personally. You can read the full story on our About page.
Can Lumavo help me set up my account directly?
Yes. With your account, authorized Lumavo staff can start a secure 'support session' to view your dashboard exactly as you see it and help fix setup, pricing, or upload issues live. Every support session is logged, your clients' personal contact details are masked during it, and irreversible actions (sending client emails, deletions, charges) are blocked. It's the fastest way to get unstuck.
AI Editing & Aura Studio
How does Lumavo's AI HDR enhancement work?
Upload your bracketed exposures (typically -2EV, 0EV, +2EV) and Lumavo automatically merges them into a perfectly balanced HDR image — pulled window detail, natural shadow recovery, corrected verticals. The result is delivered in MLS-ready, web, and print sizes. On Lumavo Pro, HDR editing is included (the first 70 photos per listing; $0.50/photo beyond that). On Lumavo Flex it's $0.50 per edited image. There are no credits anywhere in Lumavo — you're never buying bundles.
What is Aura Studio?
Aura Studio is Lumavo's built-in full-screen photo editor. It's a Canvas-based pixel editor — not CSS filters — so adjustments are real changes to the actual image data, exactly like Lightroom. It includes 12 sliders (Exposure, Contrast, Highlights, Shadows, Whites, Blacks, Temperature, Tint, Saturation, Vibrance, Sharpness, and Clarity), a live RGB histogram, rotation and flip, named presets you can save and reuse, batch apply across a whole shoot, and persistent adjustments that save automatically. You can also do Before/After comparison, annotate photos, and export in MLS/web/print sizes without leaving the browser. Can Lumavo replace Lightroom for real estate work?
For real estate photography specifically — yes. The AI handles HDR, sky, window pull, and vertical correction automatically. Aura Studio handles everything a real estate photographer typically goes back to Lightroom for: exposure corrections, white balance, clarity, cropping, and presets. The things Lightroom does for portrait or wildlife photographers (masking, complex retouching) are not the focus here.
What AI tools are included?
Every plan can use the full AI suite: HDR bracket merge and enhancement, twilight conversion, virtual room staging, Director AI edits, declutter, repaint, lawn/grass greening, canvas extend, and remove object — plus the full in-browser Aura Studio editor. Fireplace Fire and TV Screen Fill are free on every plan. On Lumavo Pro, each listing includes full HDR editing (first 70 photos) plus 2 twilights and 2 stagings; Smart Retouch and anything beyond your allowance is pay-as-you-go. On Lumavo Flex, AI tools are billed per use.
Can I re-run a photo if I don't like the AI result?
Yes — every AI result can be re-run with one click at no extra charge. If an enhancement doesn't look right, hit Re-run. Lumavo doesn't charge again for re-runs.
Booking & Studio
How does the booking system work?
You get a branded booking storefront at lumavo.ai/book/your-handle. You set your services, pricing, availability, and package options. Clients pick a date that works with your calendar, fill in property details, and pay. You get notified, the shoot appears in your dashboard, and a Dropbox folder is created automatically with the shoot name.
How do clients pay?
Through your own Stripe account, which you connect once. Every payment — card, Apple Pay, Link, or bank transfer (ACH) — goes directly to you. Lumavo never holds your funds and takes no cut of client payments; Lumavo's revenue is your plan, not a percentage of what your clients pay.
Does Lumavo handle sales tax?
Optionally, and it stays off until you turn it on. When enabled, Lumavo uses Stripe Tax to automatically calculate the correct sales-tax rate for the states you're registered in — the same approach HDPhotoHub and Aryeo use. You remain the merchant of record and file and remit your own tax; Lumavo never collects or holds tax money. If you don't charge sales tax, you never see any of it.
Can clients pay by bank transfer, on terms, or automatically?
Yes. You can enable ACH bank payments for larger invoices (ideal for builders and brokerages), send Net-15/30/60 invoices with payment terms, and save a client's card on file to auto-charge on delivery so you never chase a payment. All optional, all settling to your own Stripe.
Does Lumavo sync with my accounting software?
Yes — connect QuickBooks and your paid orders post automatically as paid sales, so you and your accountant never reconcile by hand. Xero and other systems are on the same connector and coming next.
Can I import photos straight from Dropbox?
Yes. On the upload screen, choose your photos in Dropbox's own picker and Lumavo pulls them in, automatically groups the HDR brackets, and processes them — no re-uploading files you already have in the cloud.
Can Lumavo make listing videos?
Yes, two ways. Motion Studio turns your listing photos into a cinematic AI-motion reel — choose Classic motion (Ken Burns pans and zooms, free), AI Motion (real generated camera movement), or AI 4K, set the pace, order the photos, add music, and an optional agent ending card. Video Studio lets you cut your own aerial, phone, and DSLR clips on a browser timeline with transitions, speed, and music. Both export in 16:9, 9:16, or 1:1 for MLS, YouTube, and social. Agents can even order a reel on their delivered listings and pay you directly.
What is Lumavo Snap?
Snap is a guided way for an agent to shoot a listing on their own phone and get a finished result — Lumavo walks them room by room with pro tips (shoot in landscape, use the 0.5x lens, keep verticals straight), then automatically enhances every photo and builds a property page, a video, and a marketing kit. It's designed for the small or lower-budget listings an agent would never book a full photographer for. Snap uses the same neutral AI correction as a professional shoot — it improves the photos, it never fabricates or alters the property. The first Snap is free; additional sessions are a flat per-session fee. Snap runs on your phone and can be added to your home screen as its own app.
Can Lumavo market my listings for me?
Yes — every delivered listing gets a Marketing Kit automatically: a print-ready flyer, postcard, and feature sheet (300 DPI PDFs), every social-media size with ready-to-post captions, a 'Just Listed' email blast, and the property website link with a QR code for the yard sign — all branded to you, for Just Listed, Open House, Just Sold, Coming Soon, and Price Drop. Your agents get their own kit too, and you can optionally resell yours to them at your own price.
Does Lumavo have a client portal?
Yes. Every shoot gets a branded portal at a unique link. Clients and agents can view and download photos in MLS, web, and print sizes. They can also request re-edits directly from the portal, social sharing links are included, and you can enable payment-gated download so photos aren't accessible until the invoice is paid.
Can clients reschedule through the portal?
Yes. Clients can submit a reschedule request directly from their portal. The request arrives as an in-app notification and email to you — you decide whether to accept and set the new date.
Does Lumavo sync with my calendar?
Yes. Connect Google Calendar once for instant two-way sync — Lumavo pushes every confirmed booking automatically and stays in sync as you schedule, reschedule, or cancel, and can optionally import your Google events as blocked time so clients can't book you when you're busy. Prefer Apple Calendar or Outlook? Subscribe with one tap and your shoots flow in automatically. Set it up in Settings → Account → Integrations.
Running Your Business
What is Pulse?
Pulse is your daily command center — the first thing you open each morning. Instead of a wall of charts, it reads your whole business and tells you, in plain language, how today looks, what needs your attention, what to do next, where your biggest opportunity is, and any risk to address (like an unpaid invoice or an open day on the calendar). It shows today's route, this week's schedule, and your key numbers at a glance — and it interprets them and recommends the next move, more like an experienced business advisor than a dashboard. You can even have a short morning briefing emailed to you each day.
Does Lumavo help me run the business, not just edit photos?
Yes — that's a big part of the point. Alongside editing and delivery you get Pulse (your daily command center), business reports (revenue over time, your top customers, your product mix, and a map of where you shoot), a finance view with net profit and your average days-to-get-paid, one-click CSV export for your accountant, and QuickBooks sync. It's the run-your-business side that delivery-only tools leave out.
Can Lumavo help me get paid faster?
Yes. You can turn on automatic, tactful payment reminders (off by default, with per-agent terms so a Net-30 client isn't nudged early), see exactly who owes you and your average days-to-get-paid, save a client's card on file to auto-charge on delivery, and offer ACH or Net terms for builders and brokerages — all settling directly to your own Stripe.

How much does Lumavo cost?
Two plans plus a free first shoot. Lumavo Flex is $5/listing for the full platform — booking, delivery, invoicing, CRM — plus $0.50 per edited image, so you only pay to edit the photos you actually want edited, with no monthly commitment. Lumavo Pro is $29/listing and includes full HDR editing (first 70 photos per listing) plus 2 twilights and 2 stagings per listing, with automatic volume discounts to $23 and then $19/listing as you grow (annual is a prepaid bucket of 75+ listings at $19/listing flat). Are there per-listing fees?
No caps. On Lumavo Flex you pay $5/listing for the platform plus $0.50 per edited image — edit as many or as few photos as you want. On Lumavo Pro ($29/listing) you pay a flat rate per listing with no caps on bookings or deliveries. There are no credit bundles anywhere in Lumavo. The platform itself — booking, portals, invoicing, CRM — is always included.
What does Lumavo replace?
Aryeo or similar delivery platforms ($110–180/month), per-listing editing services ($20+/property), Lightroom for real estate corrections, Dropbox manual folder management, and scheduling tools. Full comparison at lumavo.ai/compare.
Is there a referral program?
Yes. Share your personal referral link, and when a photographer you refer makes their first purchase, you (on Pro) earn 2 free listing credits — and they never expire. Your link is in your dashboard.
Delivery & Portals
Is the client portal branded with my studio name?
Yes. The portal shows your studio name, logo, and branding — not Lumavo's. Clients and agents see your brand throughout.
What file formats can I deliver?
Photos are available to clients in MLS-ready (1000px long edge), web-optimized (2000px), and print-quality (full resolution) JPEG. Videos and floor plans can also be attached to any delivery portal.
Can agents download photos without me doing anything extra?
Yes. Once you mark a shoot as delivered, the agent gets an email with their portal link. They can download the photos themselves in their preferred format. You don't need to send files manually.
Can agents edit the photos I deliver?
Lightly, and only their own copy. Agents get a free in-browser Quick Edit to crop, straighten, and make small adjustments (brightness, contrast, color) and download — it never touches your original or the gallery. Anything that needs AI (virtual staging, twilight, object removal) isn't something they can do themselves; instead they send you a request from their gallery, which lands in your queue. You can turn agent Quick Edit off entirely in settings.
Can agents request edits, staging, or a video?
Yes. From their delivery gallery an agent can flag a specific photo and request a touch-up (with a note or by drawing on it), virtual staging on an exact empty room, a twilight on an exact exterior, or a listing reel. It lands in your Re-edits queue; you run it and the result replaces that photo everywhere, and you can choose to charge for these.
What is Listing Studio?
Listing Studio is Lumavo's product for agents: they upload their own listing photos (or reuse the photos you delivered) and get a branded single-property website plus a complete marketing kit — flyers, a 4-page brochure, a sign rider with QR code, social posts and captions, and an email blast — assembled in minutes and fully editable. It's $39 one time per listing (preview free, pay to publish), with an optional cinematic reel at $2 per photo. Agents can create a free account at lumavo.ai/listing-studio.
Does Listing Studio compete with my photography?
No — it's built for the listings you were never going to shoot: an agent's own phone photos, a low-budget listing, or a market you don't cover. Listings you deliver through Lumavo already include the property website and Marketing Kit as part of your delivery, so your clients have no reason to pay separately. And every agent Listing Studio pulls into Lumavo is an agent one step closer to booking a real shoot with you.
Comparisons
How does Lumavo compare to Fotello?
Fotello does one piece well — AI editing with human backup — but the business layer around it is thin. AI editing is increasingly table stakes; the harder thing is bringing the whole job together.
